HOW AN EPC INSPECTION IS PERFORMED

One of our fully accredited assessors will attend your property at the agreed time to carry out a comprehensive visual inspection. During the visit, they will record all relevant details and measurements required to calculate an accurate EPC rating. To produce a complete and reliable report, the assessor must be able to access every part of the property.

When assessing a residential, commercial, or public building, the following key elements are taken into account:

Heating
Your heating system has the greatest influence on the EPC rating. The assessor will record the type and size of the system, along with how thermostats are set—both in terms of timing and temperature. Please leave your heating controls as you normally use them; altering them could result in a rating that does not reflect the true energy performance of your property.

Lighting
The assessor will note the number and type of light fittings in each room. Replacing older incandescent or CFL bulbs with LED lighting can significantly reduce energy consumption and may improve your EPC score by one or two points.

Windows
Windows also play a role in the final rating. Upgrading single glazing to sealed double-glazed units can make a noticeable difference by reducing heat loss, improving energy efficiency, and lowering heating costs—benefiting both your wallet and the environment.

Loft Insulation
For residential properties, loft insulation is particularly important. Where insulation is missing or inadequate, this will usually be highlighted as a recommendation in your report. Up to 33% of a home’s heat can be lost through an uninsulated loft.

Additional factors considered include doors, hot water pipe insulation, and any renewable energy technologies installed within the property.

Understanding Your EPC Rating

EPC ratings follow the familiar A–G scale used for household appliances, with A representing the highest level of energy efficiency and G the lowest. From 2025, any property rented in the UK must achieve a minimum rating of C. Properties that fail to meet this standard may be subject to substantial fines.
