EPC Explained
An Energy Performance Certificate (EPC) is part of the UK Government’s compliance with the Energy Performance of Buildings Directive (EPBD). It provides an overview of a property’s energy efficiency and carbon dioxide (CO₂) emissions, helping owners and occupiers understand how energy-efficient a building is.
Each EPC rates the property on a standard scale from A to G, where:
A = Very energy efficient
G = Very energy inefficient
This rating allows easy comparison between properties and highlights where improvements can be made.
How Is an EPC Assessment Carried Out?
An EPC assessment is conducted by a qualified energy assessor, who will visit the property and inspect key elements that affect energy performance, including:
Loft and wall insulation
Heating systems and domestic boiler
Hot water cylinders and controls
Radiators and thermostats
Windows and glazing (e.g. double or triple glazing)
EPC Calculation & Recommendations
The collected data is entered into approved EPC software, which calculates the property’s energy efficiency rating and CO₂ emissions. The report also provides practical recommendations to improve energy performance, along with estimated costs and potential energy savings, helping property owners make informed decisions.

Who requires an EPC?
From 21 May 2010, it has been a legal requirement in the UK to obtain an Energy Performance Certificate (EPC) when placing a property on the market for sale or rent. This applies to both residential and commercial properties. Furthermore, since April 2018, properties must achieve a minimum EPC rating of ‘E’ in order to be lawfully let to tenants.
Who is responsible for obtaining an EPC?
When selling or renting a property, the seller or landlord is legally responsible for providing a valid Energy Performance Certificate (EPC). The certificate must be made available to prospective buyers or tenants before a sale or lease agreement is entered into.
For new-build properties, responsibility lies with the person carrying out the construction works. They must provide the EPC to the property owner and confirm completion to the Building Control Officer or Approved Inspector within the required timeframe.

The EPC survey is a non-invasive visual inspection, with all relevant information gathered during the site visit. Where certain elements cannot be visually confirmed—such as cavity wall insulation—supporting documentation will be required in order to include these measures within the certificate.
Can I market or rent the property before I receive the EPC?
Once an EPC has been ordered and paid for, you are permitted to market your property for sale or advertise it for rent. We will provide immediate confirmation of your booking once the EPC has been arranged.
Can An EPC Fail?
Once an EPC has been completed, the property will be issued with an energy efficiency rating ranging from A (most efficient) to G (least efficient). Properties being sold do not fail an EPC assessment.
