What is an EICR Certificate?

An EICR (Electrical Installation Condition Report) is a thorough inspection of a property’s electrical installation. It assesses the safety and condition of wiring, circuits, and fixed electrical equipment to ensure they meet current safety standards. An EICR may also be referred to as an Electrical Safety Certificate, Landlord Electrical Safety Report, or Homebuyer’s Electrical Test.

Whether the property is residential or commercial, having a valid and up-to-date EICR is essential for safety and legal compliance. For landlords, an EICR is a legal requirement and helps protect tenants from potential electrical risks such as fire or electric shock.

When Do You Need an EICR?

  • Landlords
An EICR must be carried out at least every 5 years, or sooner if recommended in the previous report.

  • Homeowners
It is recommended to have an EICR completed every 10 years to ensure the electrical system remains safe and reliable.

  • Commercial Properties
Inspection intervals may be shorter, depending on how the building is used and the findings of the last report.

  • Buyers & Sellers
An EICR may be requested by a solicitor, lender, or managing agent when buying or selling a property, renewing a lease, or completing a rental agreement.

Do I Need an EICR When Buying a House or Flat?

Although an Electrical Installation Condition Report (EICR) is not a legal requirement when purchasing a property, it is strongly recommended for homebuyers. An EICR provides a detailed assessment of the property’s electrical installation, helping to confirm safety, compliance, and peace of mind—while also protecting your investment and supporting lender requirements.

Key Benefits of an EICR for Homebuyers

Safety & Peace of Mind
Electrical faults are one of the leading causes of domestic fires. An EICR identifies potential hazards early, helping you avoid unexpected repair costs and ensuring your new home is safe to live in.

Mortgage & Lender Requirements
Some mortgage lenders may request an EICR before approving a loan, particularly for older properties or homes with unknown electrical history.

Surveyor Recommendations
Homebuyer or building survey reports often recommend an EICR where electrical systems appear outdated or where concerns are noted during the inspection.

Future Letting Compliance
If you intend to rent out the property in the future, an EICR is a legal requirement before tenants move in. Arranging it during the purchase stage can save time and prevent delays later.

New-Build Properties

New-build homes are usually supplied with an Electrical Installation Certificate (EIC), meaning an immediate EICR is not required. However, it is still advisable to arrange an EICR after a few years of ownership to confirm the installation remains safe and in good condition.

Frequently asked questions

Who requires an EPC?

From 21 May 2010, it has been a legal requirement in the UK to obtain an Energy Performance Certificate (EPC) when placing a property on the market for sale or rent. This applies to both residential and commercial properties. Furthermore, since April 2018, properties must achieve a minimum EPC rating of ‘E’ in order to be lawfully let to tenants.

Who is responsible for obtaining an EPC?

When selling or renting a property, the seller or landlord is legally responsible for providing a valid Energy Performance Certificate (EPC). The certificate must be made available to prospective buyers or tenants before a sale or lease agreement is entered into.

For new-build properties, responsibility lies with the person carrying out the construction works. They must provide the EPC to the property owner and confirm completion to the Building Control Officer or Approved Inspector within the required timeframe.

The cost of the EPC survey is payable by the property owner or landlord. We offer highly competitive pricing for all EPC assessments.

The EPC survey is a non-invasive visual inspection, with all relevant information gathered during the site visit. Where certain elements cannot be visually confirmed—such as cavity wall insulation—supporting documentation will be required in order to include these measures within the certificate.

Can I market or rent the property before I receive the EPC?

Once an EPC has been ordered and paid for, you are permitted to market your property for sale or advertise it for rent. We will provide immediate confirmation of your booking once the EPC has been arranged.

Can An EPC Fail?

Once an EPC has been completed, the property will be issued with an energy efficiency rating ranging from A (most efficient) to G (least efficient). Properties being sold do not fail an EPC assessment.

However, since April 2018, it has been a legal requirement for rental properties to achieve a minimum EPC rating of ‘E’, unless a valid exemption applies. For further information, please contact us on +44 7415 414599.
